SECURING THE DEAL
Sales form and receipt for the initial 10% down payment will be issued upon selection of the unit.
EXECUTION OF SALE AND PURCHASE AGREEMENT
The Sale and Purchase Agreement (SPA) will be drawn up by the solicitor and executed by both parties upon settlement of the initial 10% down payment.
BANK LOAN AND LETTER OF OFFER
Upon loan approval, an offer letter will be issued by the end financier. If you agree with the terms and conditions, you are required to sign and submit your acceptance copy within 14 days. Please be advised that you are to settle the differential sum between the purchase price and the loan amount stated in the third schedule of the SPA.
End-Financier: PBB, MBB, HLB, RHB, CIMB & UOB
If you intend to withdraw your Employees Provident Fund (EPF) savings, you can obtain the withdrawal form from any EPF office or download it at www.kwsp.gov.my
The loan agreement will be signed by both parties (Bank and the Purchasers). The costs of the agreement should be borne by the buyer. Wherever necessary, sign the Deed of Mutual Covenant and the Memorandum of Transfer.
PROGRESS BILLING & RELEASE OF PROGRESS PAYMENT
Progress Billing will be done progressively either to you or the end-financier as and when the Architect’s Certificate is issued upon completion of each stage of construction as per Third Schedule of SPA. The bank will release the progress payment. If you are a cash buyer, you will be billed directly.
VACANT POSSESSION OF THE PROPERTY & COLLECTION OF KEYS
Upon completion, VP of the said property can delivered to you subject to the full settlement of any outstanding payment. Our marketing department will advise you to confirm the date of the keys collection and to inspect the property thoroughly.
